![]() | Internal views or conversion and extensionThe existing attic was too small to convert for habitable use so we introduced ideas and design options which increased the useable space in the loft area. The architectural plans combined both the extension to the rear (first and second floor) and the loft rooms. The loft conversion required a replacement roof which would then span the existing house plus the additional rear extension. Under the roof we created two large rooms - an office and a children's playroom, plus the additional small bathroom. Stairs were built and installed from the landing to the loft landing. The rooms either side of the landing are virtually identical. They have a Velux facing the front of the property and in the roof and opposite them we have built in a rear facing dormer window. The Velux skylight is unobtrusive from the outside of the property, yet provides the room with ample natural day light. Velux windows have a range of blinds for childrens rooms - including patterned roller, venetian, pleated and siesta blinds. The client had hardwood doors specially manufactured so they identically match existing downstairs doors and comply with relevant fire regulations. The solid hardwood floors are made from interlocking solid oak flooring panels. Children's playroomA child's loft playroom is great for children to keep and store their toys and to play noisily. If required the playroom can easily be turned into another bedroom as it meets building regulations. The ceiling of play room is flat and sunken spotlights provide a stylish and space-saving lighting system. We designed adequate built-in storage space and so floor space is available for play. The solid oak floor is very durable and not easily damaged or scratched, it is also practical and easy to clean and maintain should there are spillages or mess. Additional bathroomAt the top of the landing we installed a small, convenient bathroom. The bathroom uses specially adapted space-saving fittings and corner WC, sink and shower. High quality fixtures and fittings are used throughout. Both the Master en-suite and this bathroom have similar tiling and use a high pressure water system. The tiles were imported from Italy, and precision fitted with care to the clients design specification. The tiles are a mixture of different sizes which form a mosaic. Water pressures throughout the house are maintained at an exact pressure. A constant 3 bar pressure is achieved using a Megaflo pressurised system; this has a unique and sophisticated design for high performance and efficiency. Megaflow works off an existing boiler and can be fitted anywhere in the house - here it is installed in the garage. Megaflo is a perfect solution for homes with multiple or en-suite bathrooms.
