Truss Attic and Loft Conversions

Converting trussed roofs

The loft in this property underwent a dramatic conversion; the unused space was transformed into a beautiful bedroom and en-suite. The trussed rafters (w shaped) were replaced with attic trusses which required replacement of the roof to create loft height and internal space.

Roof Raised

The original height of the roof was too low to meet building regulations for head room in loft conversions. Most contractors the client approached refused to take on the work due to its complexity. However, we immediately accepted, considered what the conversion entailed and presented a choice of solutions to the client. After planning permission had been obtained, work began on raising the roof line and replacing the truss structure of the loft.

The major construction work that had to be done on this project was the complete change to the roof structure. The existing roof had to be removed, stripping the tiles and trusses back to ceiling level. Manufactured attic trusses were then hoisted by crane onto the roof, the attic trusses were shaped in such a way that a room was formed in the centre of the structure. The roof was then fixed and felted. The entire roof process was completed in just one day, with the original roof being removed between 6:30 and 11:00am.

The picture left demonstrates the difference between the height of the new roof line and the roof line of another property. The new roof is considerably higher; it not only complies with building regulations but provides a little extra space, which is very beneficial in any loft conversion.

Once the new roof was installed, the Velux windows were fitted and the insulation fixed. The stairs were also constructed and finally, all walls ceilings were plastered. The conversion took place over a period of four weeks.

Loft Staircase

The space-saving design of the stairs ensures that the layout of the first floor is preserved as well as possible. The 180 degree turn restricts the area taken up by the staircase and the height and depth of each step is of a comfortable level.

The balustrade was chosen to suit the client's personal taste and to complement the style of the house. Furthermore, a door at the entrance of the room rather than the foot of the stairs retains the spacious feel of the landing, whilst also fulfilling building requirements.

Loft Lighting

Large Velux skylights in the loft flood the room with natural light, accentuating the sloping ceilings and window alcoves that add so much character to the loft conversion.

Meanwhile, sunken spotlights offer a discreet method of lighting during the darker hours and smooth plastering lends itself perfectly to an even, clean coat of paint.

By replacing the original roof and raising the ridge by a considerable height, we were able to preserve some space in the top of the roof for storage. In addition to this, storage is also provided in the cavity behind the knee wall.

En-Suite Bathroom

The en-suite bathroom is fully tiled with a heated towel rail to warm the room and add a little luxury. The bathroom suite fits the proportions and shape of the room perfectly whilst also complementing the white and grey of the tiles.

Ventilation is provided by a fan, which prevents excess moisture accumulating in the air.
